11 Tips For Moving With Kids

Ask anyone who has ever moved before, and they'll tell you that it was one of the biggest projects they've ever undertaken. Ask anyone who has ever moved with children, and they'll tell you it was even more work! Moving with little ones certainly comes with its own set of challenges, but it's definitely doable. Here are 11 tips to make moving to the Lake of the Ozarks with kids much, much easier.

1. Keep Your Children In The Loop
Moving can be a scary prospect to young kids. Before you get too wrapped up in house-hunting or packing, take the time to sit down and talk about moving with your little ones. Give them time to ask enough questions so that they feel confident that they understand the process.

2. Take Your Kids House-Hunting With You
Depending on your lifestyle, your current house could be the only home your child has ever known. Asking him to uproot and settle down in a new place can be just as hard on him as it is for you - and perhaps even more so, since he may not be able to understand the reasons for the move. Let your child see the potential homes so he can feel like he is a part of the decision-making process.

3. Let Your Kids Help You Pack
Kids love a good project - but even more than that, they love interacting with their parents and feeling like they have an important role in whatever is going on at the time. Rather than plunking your little ones down in front of the TV, let them carry boxes or help you label each box as it is packed.

4. Communicate, Communicate, Communicate
If you're married, keeping open lines of communication between you and your spouse while your moving is always important, but is especially crucial if little ones are involved. Make sure you both know which boxes contain what and what the plan is for organizing/packing. Being on the same page in the beginning will keep you from having to redo any work.

5. Let Your Kids Help Design Their New Rooms
Get your kids excited about their new home by letting them have some decoration input on their rooms. Let them pick out paint swatches, for example, and provide input on their new decor themes.

6. Take Advantage Of Naps And Early Bedtimes
A big part of moving is purging old crafts, toys, and clothes that you don't need anymore, and this can be done much more easily while your children are asleep. If she's awake, your daughter is sure to insist that she still needs that old stuffed giraffe, even though she hasn't played with it for years. If you get rid of it while she's asleep, though, she'll never notice the difference.

7. Don't Be Afraid To Ask For Help
If you have friends or family volunteer to watch your kids for a little while or to come over and help you pack, take them up on it. Many parents overwork themselves because they believe they should be able to take care of everything themselves. Just because you can do something on your own, however, does not mean that you should.

8. Give Your Kids Their Own Boxes To Pack
Let your children pack their own box with whatever they want to put in it, such as toys, coloring books, or stuffed animals. Just like Mommy and Daddy have their boxes to pack, your little ones will have their own as well. They can keep these boxes close at hand and access the toys in there whenever they want to.

9. Label, Label, Label
Clearly labeling all moving boxes saves lots of time and energy in the long run, but it becomes especially valuable when little children are involved. Kids have a tendency to suddenly latch on to a particular toy and absolutely refuse to play with anything else, so it's important to be able to locate each toy when the time comes.

10. Don't Pack All Of The Clothes
Ask anyone who has ever spent extended time around young children, and they'll all tell you that kids have a knack for making big messes. You never know when you're going to need an change of clothes, so make sure you always have some extra outfits on hand.

11. Be Excited!
Kids look to their parents for direction and guidance. If you are stressed, chances are your kiddo is going to pick up on it and become fussy and uncooperative. Be sure to let your kids see how excited you are about your new home, and take the time to explore the things to do in your new area. If you are excited, your kids will be too.

4 Benefits of Hosting An Open House

Recently, some people have been questioning whether or not open houses actually help your home sell more quickly. While some people may disagree, the team at The Property Shop believes hosting an open house is an integral part of selling your Lake of the Ozarks home. Here are a few ways hosting an open house can help your home sell faster.

1. Open Houses Attract Buyers Who Didn't Know They Were In The Market
Have you ever been casually walking down the street when something in a store window caught your eye? Better yet, have you ever walked in and decided to buy this item that you previously didn't know you needed, simply because it was right there in front of you?

For some people, open houses work the same way. They may have thought they were several months away from actually buying a home, but they're attending various open houses in order to start getting a feel for the types of homes they like. It's very possible that one of these people will attend your open house at the Lake of the Ozarks, fall in love with your home, and end up submitting an offer.

2. Potential Buyers Can Bring Their Friends And Family.
When is the last time you consulted one of your friends or someone in your family when you were about to make a big purchase? Humans are social creatures, and very few of us feel comfortable making big decisions without at least mentioning it to someone we care about.

Buying a home works the same way. Your buyers are about to make one of (if not the) biggest purchase of their lives, and they might want their friends or family to be able to look at the house with them and provide input. Having an open house creates a relaxed environment where buyers can bring people along with them. Who knows? One of those friends might just end up convincing the buyer to move forward with the purchase!

3. Open Houses May Give Your Buyers A Sense Of Urgency
Are you trying to sell your home quickly? Of course you are. Most sellers are in the process of looking for a new home of their own, and the sooner they can get out of having to pay for a second mortgage, the better.

If a buyer comes through an open house and sees several other potential buyers looking at the same home, he may feel the need to act quickly if he does not want to lose the home.

4. Open Houses Give REALTORS A Chance To Get To Know Your Home
Have you ever gone to see a house simply because your real estate agent suggested it? It's your agent's job to know the homes for sale around the Lake of the Ozarks and to connect you to the homes that could be a good fit for you. By hosting an open house, real estate agents all over the Lake will have a chance to view your home. If you have several agents familiar with your home, you will likely get many more showings after the open house.

Convinced? The team at The Property Shop can help you get started!
If you're ready to set up an open house, contact your real estate agent at the Lake of the Ozarks to set up your very own open house. We can help you aggressively market your open house in order to attract a wide number of both buyers and local agents. We look forward to working with you!

Parade on the Water

There is something magical about parades. As children, they're one of our favorite things - after all, who wouldn't love a place to watch crazy cars, trucks, and motorcycles drive by as they throw buckets of candy out the window? But as adults, parades still have a certain unique appeal - they offer us a chance to relive our youth and take joy in life's simple pleasures.

If a normal parade can be that exciting, can you imagine what a parade on the water can be?

This weekend, you won't have to simply imagine it - you can experience it for yourself! Your friends at The Property Shop are here to give you all the details on one of the Lake's favorite annual events: The St. Patrick's Day Parade On The Water.

7 Easy Tricks for Boosting Curb Appeal

Curb appeal is honestly one of your home's most valuable assets - especially if you're trying to sell! Curb appeal is your home's first chance to impress potential buyers when they come to tour your home and to draw in potential buyers from the street.

Contrary to popular belief, boosting curb appeal can actually be quite simple. Here are seven easy ways to enhance curb appeal for your homes at the Lake of the Ozarks.

1.  Fresh Flowers

With springtime just around the corner, it's time to exercise that green thumb of yours. Bright flowers and even simple greenery will greatly increase your home's visual appeal. (If you can't grow fresh flowers to save your life, fake flowers will work as well!)

2.  Luminous Lights

Installing outdoor lighting is one of the best ways to really "light up" your home's curb appeal. Lights on your front porch or little lights lining the walkway to your door will go a long way. Since you never know when a potential buyer might drive past your home, you may want to install a timer so that your lights turn on every evening.

3.  Perfect Paint

For optimum curb appeal, it's important to have a front door that stands out. Now might finally be the perfect time to give your door that new coat of paint it needs. Reds, greens, and blues typically serve as great color options for front doors.

4.  Artsy Artifacts

Setting up some outdoor art pieces can be a quick, easy way to really enhance your home's curb appeal. Wind chimes, small garden statues, and birdbaths are all great options.

5.  Lovely Lawns

A bright green lawn gives your home a warm, welcoming appearance. You want to create a space where buyers can envision themselves spending time outside, playing with their children or entertaining friends. If you've never tried to grow grass before, now is the time!

6.  Polished Porches

If you have a front porch, deck, or patio, now is the time to make it shine. Power washing wood, brick, or stone surfaces can be a great way to breathe life back into the old materials. If you have a wooden porch or deck, you may also want to consider re-staining it.

7.  Handsome Hardware

When is the last time you looked at your doorknobs, doorbell, or even the numbers on your house? If they look old and worn, consider giving your home some new pizzazz by updating these pieces. In some cases, you may be able to get away with polishing or cleaning the pieces, rather than replacing them altogether.
