Perks of Living Full Time at the Lake of the Ozarks

The votes are in -- the Lake of the Ozarks is a GREAT place to live! The Lake Area is a wonderful place to visit on the weekends and all summer long, but living at the Lake of the Ozarks has its own unique set of benefits. Here are a few of our favorite reasons to live at the Lake full-time.

1. You Get The Best Of Both Worlds
One of our favorite things about living at the Lake is the way you get the feel of living in a small town and living in a busy, urban area at the same time. Some people estimate that the Lake Area hosts approximately one million tourists every summer, but no one comes here but the locals during the off-season. Where else can you get to experience all the excitement of a busy tourist location, but also get to enjoy the peaceful solitude that only comes from being next to a big, empty body of water?

2. You Can Boat To Your Favorite Restaurant
The Lake of the Ozarks is home to one of the most unique experiences you will ever find; you can jump in your boat and take it directly to your favorite restaurant without ever having to get in a car! There are tons of different restaurants that are located right on the water all over the Lake - boaters can choose their favorite locations, boat to the restaurants' docks, and walk straight up the pier to their favorite food at the Lake. There's nothing like it!

3. You Don't Have To Travel To Go On Vacation
Why spend all that money on travel when you could put that same money towards your home at the Lake of the Ozarks - and still get to enjoy all the perks of being on vacation? The Lake is home to hundreds of awesome attractions like boating, fishing, hiking, mini golf, caves, and more. When you live in a vacation destination, you can take advantage of all the fun activities and attractions without having to travel to get there

4. You Get To Enjoy The Lake And The Attractions - And You Don't Have To Wait 'Til The Weekend
Just like you don't have to travel to go on vacation when you buy a house at the Lake of the Ozarks, you also don't have to wait for the weekend to kick off your celebrations. Every night of the week can be a party when you live here full-time! Not only that, but by being able to go out during the week, you can avoid the big weekend crowds.

3 Reasons Why You Should View Properties On Memorial Day

Summer is fast approaching here at the Lake of the Ozarks, and the real estate market is picking up more and more quickly. New homes are being listed every single day, and with the current interest rates still historically low, it's a great time to buy a house at the Lake of the Ozarks.

Did you know that Memorial Day Weekend is actually a great time to tour the properties for sale at the Lake of the Ozarks? The Property Shop team will be available all weekend long to guide you through any property you wish to see! Here are a few great reasons to schedule some home showings for this holiday weekend.

1. You're Already In Town
If you're planning on coming down to the Lake for the holiday, why make yourself take a second trip just to visit a few homes? You can also avoid the busiest times on the water this weekend by scheduling some home showings for the middle of the afternoon on Saturday and Sunday, then take your boat out in the evening when things calm down a bit. At The Property Shop, we aim to make the real estate process as easy as possible for you. YOU'RE on vacation, but WE'RE working hard to help you find your dream home at the Lake of the Ozarks!

2. You Have Family And Friends With You
When you're buying a house, chances are that you will visit several different properties for sale before you come across the perfect one. After you walk through multiple homes, however, they will have a tendency to run together! By bringing family and friends with you to visit potential homes, you have extra eyes and minds that can help you identify which house had the wood burning fireplace and which one had the high vaulted ceilings.

In addition to helping you keep the properties straight, your friends and family members will also be able to help you evaluate each home and decide whether or not it would be a good fit for your family. There are a lot of details to take in when you're viewing a property for the first time, and having an extra set (or multiple sets) of eyes can be a huge advantage.

3. If You Buy Now, You Get The Entire Summer
From start to finish, the process of buying a home can take several weeks. By beginning the process now, you will likely be able to close on your new home well before the end of summer. This means that by touring homes now, you could feasibly get to enjoy the last month or so as the proud owner of a new home or condo at the Lake. Don't miss out on an entire summer season - schedule some showings now!

Top 5 Reasons To Own Your Own Home

The lease is almost up on your apartment, and you're faced with what feels like a massive decision: do you sign another lease, or do you take the plunge and buy your own home at the Lake of the Ozarks?

Buying your own home is a big step and can definitely feel a bit unnerving, especially for first-time home buyers, but countless resources show that owning your own home is a much better option than renting. Here's a quick look at a few of the top reasons to own your own home.

1. Owning Your Home Helps You To Invest In Your Future
When you write that monthly check for rent, you're sending money off to someone else knowing that you will never see a penny of it again. When you make your monthly mortgage payment, however, you're putting money towards your biggest investment. Unlike your apartment, the money you spend on your home is still yours - and it can come back to you if/when you decide to sell your Lake of the Ozarks home in the future.

2. Owning Your Home Promises Stability
When you rent, you subject yourself to the whims and desires of your landlord. If you're renting a house, for instance, the homeowner could eventually decide to sell the property and not give you the opportunity to renew your lease when it is up. If you're renting an apartment, the property association may raise your rent payments in order to cover their new construction costs. When you own your own home, however, no one else has control over the property - and if you got a fixed mortgage payment, you can be confident that your payment is never going to increase.

As a homeowner, you are also more likely to stay in the home for several years. If you are raising children, this extra stability can be a great asset - children (especially young ones) manage much better in stable, consistent environments.

3. Owning Your Home Gives You Freedom
Are you tired of looking at the same dull wall color or the old, boring faucets in your master bathroom? Most apartment complexes have strict rules that restrict their tenants from repainting or making other changes the living space. As the owner of your home, however, no one else can place these types of restrictions on you. Want to paint your kitchen bright yellow? Want to splurge on beautiful hardwood flooring? No one can stop you!

4. Owning Your Home Allows You To Choose Your Lifestyle
It's very common for apartment or condominium complexes to have strict pet and smoking policies that limit (or altogether prohibit) their tenants' ability to own a pet or smoke in their homes. As a homeowner, you are the one who gets to choose whether or not you smoke and how many pets you wish to have in your home.

5. Owning Your Home Saves You Money
This may seem counter-intuitive, but more and more studies are showing that owning your own home is actually much cheaper than renting. You could own a 3,200 square-foot home at the Lake of the Ozarks and pay only $1,200 a month on your mortgage payment, but your rent payment for that same home could be as high as $1,400 or even $1,500. Not only is your monthly payment lower as homeowner, then - you're also spending that money on your own asset rather than someone else's.
