5 Essential Kids' Bedroom Decorating Tools

Ask any parent, and they'll tell you that raising kids is one of the most rewarding things you'll ever experience. Whether it's your first child or your fifth, creating a safe, enriching home for your child to grow up in is a big part of parenting. Since real estate is (obviously) very near and dear to our hearts, the team at The Property Shop at the Lake wanted to take this opportunity to share with you some of our favorite ideas to decorate your children's bedrooms.

1. Wall Decals
Looking for a fun, simple, and (better yet) non-permanent way to personalize your children's bedrooms? Wall decals could be perfect solution. From their names to trees and flowers to baby animals, wall decals come in all sorts of shape and sizes. Choose your favorite theme and go for it!

2. Chalkboard Paint
"Stop drawing on the walls!" Rather than fighting this constant battle with your little ones, you can let their creativity flow all over the bedroom walls without any cause for concern. Chalkboard paint works just like its name implies - your children can draw pictures all over the walls with chalk, and then simply erase it when they are ready for a new creation. They will love it!

3. Galvanized Metal
Did you know that galvanized metal is magnetic? It can be purchased in sheets from most home improvement stores. By hanging a few sheets around your child's room, your children can use them as magnetic boards to showcase their favorite drawings and pictures.

4. Glow-In-The-Dark Paint
Bedtime might not be so hard if your child got to fall asleep in a magical room that glows in the dark! Painting all of the walls with glow-in-the-dark paint might be a little extreme, but this paint works perfect for adding little stars, moons, or planets as accents.

5. Bookshelves
Bookshelves are good for a lot more than storing books. In kids' rooms, they can also be used to showcase favorite toys, knickknacks, or miscellaneous treasures. They can also be a great place to store cubbies or baskets filled with markers, crayons, scissors, glue, construction paper, and more.

8 Awesome Benefits Of Owning A Swimming Pool

On a hot summer day, there are few things as enticing as the idea of slipping into a private swimming pool in your very own backyard. If you think that buying a house with an in-ground swimming pool (or installing one on your own) sounds like a great idea, you'e not wrong - but did you know that the benefits go beyond having an easy way to cool off or a pretty landscaping addition? Your friends at The Property Shop At The Lake are here to point out some of the unique added benefits of having a home with its own swimming pool.

1. Home Value
A private swimming pool is a great example of a home improvement project that increases the monetary worth of your property. A pool becomes a permanent fixture, and it will appreciate in value just like anything else!

2. Entertaining
A swimming pool turns a normal backyard into an ideal location for entertaining family members and friends. Pool parties, barbecues, birthday parties... it doesn't matter what event you're planning - your new backyard will be the perfect venue!

3. Exercise
While your physical health does not have any impact on your home, your home can have a big impact on your physical health. Swimming is great way to exercise without putting a lot of strain on your body. Having your own private pool can be a great incentive to stay on top of your exercise regime!

4. Staycations
Why travel far away for a vacation when you could have one right here at home? Preparing for a big trip can be incredibly time-consuming (not to mention expensive). "Staycations" are mini-vacations that happen right here at home - and having your very own swimming pool can be a great way to make your staycation even more enticing!

5. Stress Relief
Study after study has shown that being around water greatly lowers our stress levels. Not only that, but being around happy, laughing kids can be a great way to ease our stress. Having a pool in your own backyard offers easy access to both of these great stress-relievers!

6. Incentive To Get The Kids Outside
A lot of parents today are becoming increasingly concerned about the amount of time their children spend indoors playing video games. If you have a private swimming pool, however, chances are that your kids will be much more excited at the idea of spending time outside!

7. Better Sleep
Insomnia and other sleep problems seem to be a big issue for a lot of people in today's world. Having an at-home swimming pool will give you an easy excuse to get outside and be more physically active, both of which will tire you out and help you to sleep better.

8. Get Family And Friends To Come To You
Tired of always making the drive to see the people you care about? Having a swimming pool instantly makes your home more appealing to everyone in your social circles - before you know it, everyone will be coming to you (instead of the other way around)!

No matter whether your decide to buy a house at the Lake of the Ozarks that already has a pool or put one in yourself, it's easy to see why having your own private swimming pool could be a great idea! If you're ready to buy a new house at the Lake, we hope you'll reach out to the team at The Property Shop. We would love to help you find your dream home!

Seven Soundproofing Secrets

Is your dream home at the Lake of the Ozarks being cluttered with noise pollution? We used to attribute "paper-thin walls" to noisy homes, but nowadays, many of the sounds that we deal with come from within our own homes. With today's increasing trends of open floor plans and technological gadgets, constant noise has become a reality for many homeowners.

If you're looking to quiet your living space, then you've come to the right place. The team at The Property Shop at the Lake of the Ozarks is here to help you soundproof your home with these seven simple suggestions.

1. Cut Down On Noisy Appliances
Sometimes, quieting our homes can be as simple as getting rid of and/or replacing the noisy appliances in our homes. From buzzing to humming to rattling, outdated appliances can create a lot of ambient noise.

2. Add Weatherstripping To Your Doors
Installing thick, sound-blocking doors can help cut down on the noise flowing through your home, but the reality is that most of the sound won't come through the door - it will come around it. Installing weatherstripping around the door will help seal the sound out (or in, as the case may be). Add weatherstripping to your exterior doors can make a big difference, too.

3. Insulate Your Pipes And Air Ducts
Water flowing through your pipes and air rushing through your ducts can also create a lot of noise. While you obviously cannot stop the water or air in its path, you can insulate the pipes and the ducts to cut down on noise pollution. Foam pipe insulation sleeves and duct wrap are great materials to use.

4. Install Carpeting
Sound bounces off of hard surfaces, which creates echos and can seem to almost increase the sound. Sound is absorbed by soft surfaces, however, so installing carpeting can help to cut down the sound in your home.

5. Hang Curtains Or Drapes
Since soft materials absorb sound, you can further cut down on the sound in your home by hanging curtains, drapes, or other fabrics around your home. As an added bonus, these drapes will also add wonderful ambiance to your home!

6. Bust Out The Slippers
Did you know? The shoes we walk in are often responsible for a great deal of the sound that echos around our homes. Hard-soled shoes (especially women's high heels) can be very loud on hard floors. You can cut down on this noise by having friends family go barefoot or wear socks/slippers.

7. Weatherstrip Around Your Windows
Ambient noise from outdoors can be the most annoying because it's "not yours." Your neighbors may not be able to control their barking dog, for example, or your house may situated close enough to the highway that you can hear every car that rushes past. By adding weatherstripping around your windows (and exterior doors, like we mentioned) can help cut down on the sound that enters your home.

Happy Soundproofing!
We hope you find these suggestions helpful! What other soundproofing tips have you found to be helpful? Leave a comment and let us know! If you're in the market for a new Lake of the Ozarks home, we would love to help you in your search.
